DETAILS

The renovation of this historic two story unreinforced brick bearing wall building included the demolition and replacement of all of the original floor and roof framing as well as one of the brick walls. Even the foundations had to be strengthened and enlarged. {newPP} The new floor and roof are framed With heavy timber joists widely spaced supporting 2x tongue & groove decking, and are supported by heavy timber post and beam frames. The wood structure is left exposed, with the pleasing proportions of this layout creating a coffered ceiling appearance that’s modern while also evocative of historic timber framing.

Th existing brick walls were repaired and anchored to the new floor and roof framing for seismic restraint and wind stability. The through-wall anchors’ exterior plates were manufactured by the National Ornamental Metal Museum.
